Most Phoenix tenants believe they have a good sense of the market. They've toured a few buildings, talked to a landlord, or heard what other tenants are paying. But market knowledge is more than conversations - it's a moving target that changes weekly. Three of the biggest misconceptions tenants face:
"We know the market because we toured last year". Last year's tour data is outdated. Vacancy shifts, concessions change, and landlords adjust strategy based on absorption.
"We know what other tenants are paying." You know what they told you. You don't really know the free rent, TI package, the renewal concessions, personal guarantees, financials, or the behind-the-scenes negotiations.
"We know our landlord will be reasonable". Landlords aren't emotional - they're mathematical. Their decisions are based on portfolio strategy, not tenant loyalty. Even long-term tenants get unfavorable renewal proposals.
